Agent Development - Feasibility Study Phase


In addition to the site selection services to review property options from area developers and sites, Alliance Partners will complete a feasibility study for our Clients to assess the cost/benefit of developing and completing a sale/leaseback.   One of the first steps is to complete a survey of suitable sites. These sites will be assessed for value, site development costs, and the location needs of the Client Facility.  Once a preferred site is selected, our construction team will design the facility on the preferred site and begin soliciting bids under an AIA format from area general contractors and design/build firms.  Alliance will negotiate with participating contractors to obtain the lowest cost and best terms for constructing the facility.  Total development cost will then be projected with hard numbers for the Client.

Concurrently, Alliance will survey the investment market in selected area, review the types of buyers and their respective purchases and capitalization rates to provide a good faith estimate of the selling price of the property. We will then submit to the Client the projected profit for the sale of the property to an investor.
