Site Selection Phase - Viewing the Local Market


Alliance Partners will provide the following Site Selection Services:

1. Determination of Client property needs and specifications. Alliance will provide, at no cost to our Clients, architectural support to determine building specs and other design issues.

2. Completion of a market survey of existing and BTS properties in the selected area. This will involve independent land sites, developer controlled sites and the use of multiple developers to achieve the best overall property and lease terms for the Client.

3. Development of an RFP (Request for Proposal) showing the project description, estimated cost, and structure of lease for occupancy by Client.

4. Submission of an RFP to selected developers to solicit proposed terms for lease.

5. Review and assessment of developer proposals, specifications exceptions, and related issues. Alliance will complete a financial analysis of all proposals.

6. Negotiation of business terms and conditions of the lease, review of draft lease documents, and other reviews/negotiations to achieve the best overall business terms from selected developers and sites.

Alliance will provide at no cost to Client architectural support in the development of specifications, RFP’s, and assessment of received proposals. Any build-out of space or facility construction will be professionally managed by our construction support team to insure a business process is applied to all construction activities.

Profits Through Leasing
Traditional Landlord / Tenant relationships are not the only choice for securing needed leased facilities. Alliance Partners can develop properties for your firm as an “Agent” developer, representing your financial and operating interests throughout the process. Compensation is through shared profits with our Clients when the property and lease are sold to a selected owner.
